Kendallville, IN – Noble County Spec Building LLC has hired LCI, Albion, to build a new, 75,000 square foot industrial shell building in Kendallville. Construction is expected to get underway in July.

8.47 acre site just off SR 3 (Lima Road) north of Fort Wayne, on west side of Kendallville (Ohio Street).

The 8.47 acre site for the new structure is located just off State Road 3 (Lima Road) on the west side of Kendallville, adjacent to Wolfpack Chassis. The building will be 200 feet by 375 feet and feature 30′ high ceilings. The steel, widespan design will also have steel siding and standing seam metal roof. Plans include five overhead doors and eight walk-in doors, and a six inch thick concrete floor.

Some extras are planned during Phase I construction of the new building to help expedite occupancy. Construction on Phase I is expected to be completed by January 2022. Phase I includes the installation of 3-Phase electrical service, interior and exterior LED lighting, daylight ceiling strips, thermo cycler air heat/rotation units, and a fire suppression sprinkler system throughout. The building may be expanded to 100,000 square feet. Build-to-suit options are available.

LCI, known locally as Leatherman Construction, has a long history in commercial development and has constructed dozens of industrial buildings in the region. Recent projects have included the expansion of Airframe Components, Kendallville, and Robert Bosch Motor Systems in Albion. The contractor also constructed a new facility for McLaughlin Furnace in Avilla. Several of these and other projects can be viewed on the company’s LinkedIn business profile.

Noble County Economic Development Corporation (EDC) championed the new shell building project to help meet the increasing demands of industrial companies looking to expand locally, as well as those seeking to relocate to northeast Indiana. Local incentives were extended by the City of Kendallville to bring the project forward as well.

“Indiana just came off a record year of economic investments in 2020, despite the pandemic,” Gary Gatman, executive director of the EDC, said. “So far in Noble County, during the first two quarters of 2021, we are seeing an increased number of inquiries and projecting a record year of investment overall. We already have over $20 million in projects announced or expected to be soon. The inventory of vacant buildings that meet today’s industrial demands are few and far between. This new shell building is likely to be snatched up fast.”
